Birtinya is a community on the rise.
Birtinya is a progressive Sunshine Coast suburb, nestled between Caloundra to the south and Mooloolaba to the north, that has grown up around stunning Lake Kawana. Modern housing, plentiful parks and expansive outdoor recreational spaces feature, as does convenient access to the Sunshine Coast’s leading schools and the Sunshine Coast University and its world-class health precinct.
Birtinya is supported by established public transport, and the local road network offers easy connections to Kawana Way, the Sunshine Coast Motorway and Nicklin Way, making the commute, whether for work or play, a breeze. The M1 also makes it easy to reach Queensland’s capital city Brisbane, which is just 81km* away.
Divine local restaurants, and proximity to stunning Sunshine Coast beaches and the Maroochydore CBD all add to the liveability of Birtinya and its appeal.
It’s a community where residents naturally feel at home and where they thrive. It’s also where everyone wants to live.

The Future.
Birtinya is a community on the rise.
It is rapidly transforming into a $5 billion world-class destination for the Sunshine Coast, where homes, shopping, entertainment, business, health services, jobs and tourism all co-exist.
New roads, bridges, parks, and services continue to be delivered. Stockland Birtinya Shopping Centre opened in December 2018 and features a flagship Coles and ALDI supermarket, and 40 speciality retailers. A new ‘night quarter’ precinct is nestled beside the shopping centre and has ignited an exciting food and entertainment scene.
Birtinya Town Centre will grow into a bustling dining, retail and commercial hub to meet the needs of residents. While established local schools and childcare already cater to growing families, as does the adjoining Village Park - a broad green space which is just as perfect for picnicking as it is for kicking a football.
All of this rests on the shores of Lake Kawana, a beautiful artificial lake used for water sports - from recreational fishing, swimming, kayaking, canoeing and paddle boarding, to hosting rowing regattas and dragon boat racing.
Birtinya’s excellence was recognised by the ‘2020 National UDIA Award’ for Master-planned Development excellence.
The future for Birtinya certainly looks bright… and it’s only just beginning. Exe and Wye presents a strictly limited opportunity to share in Birtinya’s success.
